How long is your lease?
Greenview Village only offers 12-month leases upfront.
What are your application requirements?
A completed application with an application fee is required. We perform a credit and criminal background check, employment/income verification (your rent cannot exceed 30% of your total household income), and landlord references must be done.
How much is the security deposit?
In regard to a security deposit, it would either be $500 or one month's rent, it is contingent upon your credit so we won’t know for sure what you will owe until your credit is run.
Is there an application fee? Is it refundable?
Greenview Village has an application fee of $35.00 per person (anyone over 18 must apply). Application fees are non-refundable and are put toward the fees we incur to run your credit.
Do you accept Section 8 Housing?
We accept anyone who meets our qualification criteria. This includes a credit and criminal background check, landlord references, and income verification. Your rent cannot exceed 30% of the total household income.
When is rent due and how can I pay my rent?
Rent is due on the first of every month. You are able to pay via check, money order, or through our online portal.
Is there a late fee for overdue payments?
Rent can be paid on the 1st, 2nd, and 3rd of the month with no late fee. Any rent paid on the 4th of the month or after is considered late and a $100 late fee will be charged to your account.
Is renter's insurance required?
By the start of your lease, you are required to carry renters insurance and provide proof of insurance to the management office. Palmer feels that this policy not only protects our property but is also a great way to protect your belongings in case of a disaster at a low cost to you. The minimum policy that you are required to carry is $10,000 personal and $100,000 liability.
What is included in my monthly rent?
We include heat, hot water, parking, personal storage unit, full use of the facilities including gym, tennis court, basketball court, business center, billiard room, resident lounge, and resident kitchen. Twenty-four-hour emergency maintenance is also included in your monthly rent.
Are utilities included?
Greenview Village includes heat, hot water, trash removal, sewer, parking, storage, pool access, gym facility, tennis/BBcourt usage, and full use of the clubhouse.
Are the apartments furnished? What is included?
Each apartment home comes fully equipped with a refrigerator, microwave, dishwasher, garbage disposal, full oven, and four-top electric range. All of our apartment homes are non-furnished.
What property amenities are included?
Gym, tennis court, basketball court, business center, billiard room, resident lounge, and resident kitchen.
Do you offer valet trash service? How is trash removal handled?
Trash receptacles are located outside each building. Residents are responsible for the removal of their own trash.
Do you offer recycling?
Greenview Village proudly recycles.
What internet service options are available?

Yes, we do have cable available.
Are there in-apartment washer/dryers?
The apartment homes at Greenview Village do not offer in-apartment laundry, however, most buildings have machines on every floor.
Can I reserve the clubhouse for events?
The beautiful Greenview Village Clubhouse is available free of charge to residents who want to reserve the space for a private function.
Do you have package lockers/how do I get my packages?
Greenview Village does accept and sign for packages.
Are you allowed to have grills?
Greenview Village has grilling stations throughout the community.
Is storage included?
Each apartment comes with a storage unit which is located on the top floor of each building.
What are the hours for the fitness center?
The fitness center is open 7-days a week from 6AM to 9PM.
What are the pool hours and seasonal availability?
The swimming pool is open from 10AM to 8PM Memorial Day through Labor Day.
Do you have free internet/WiFi and where is it available?
We offer free internet & WiFi in the clubhouse.
I need emergency maintenance. Who do I call?
Contact our on-call maintenance tech for service, or use our online maintenance request system for non-emergencies.
I have a non-emergency maintenance issue. Who do I contact?
Greenview Village has a team of well-qualified maintenance professions that are available M-F 8:30 AM – 4:30 PM. Saturday, Sunday, and anytime after hours, the crew is available for emergency calls.
Do you allow pets? What is the pet policy?
We are a pet-friendly community; however, we do have some breed restrictions. We do not accept the following breeds: Rottweiler, American Staffordshire Terrier, Pit-Bull, Doberman, Siberian Husky, Akita, Chow, Mastiff, Great Dane, German Shepard, Dalmatian, Bull Terrier, Alaskan Malamute, or any mix of these breeds.We do not have weight restrictions. Cats are an additional $35 per month per cat and dogs are an additional $55 per month per dog.
What is the parking situation? Is there a fee or permit required? Is parking assigned?
Greenview Village has off-street parking available on a first-come-first-serve basis. We do not have covered parking at Greenview Village. Each bedroom comes with a parking sticker. For example, a one-bedroom apartment would come with one parking spot; a two-bedroom would come with two parking spots.We do not have assigned parking.
What is the policy for guest parking?
Guests may park on Greenview Drive or Golfview Drive.
How do you handle snow removal?
During the winter months, each building has designated times when all vehicles must be removed from the residential parking lots. For any accumulating snow, your vehicle must be removed. The center of the parking lot will always be kept passable during a snowstorm. Our Maintenance Team will take care of the shoveling and salting of all walkways and heavily trafficked areas.

Greenview Village is a 100% smoke-free community.
What school district serves the community?
The Manchester School District serves students at Greenview Village Apartments. Our local schools are Northwest Elementary, Middle School at Parkside, and Manchester High School West are the local public schools. The Derryfield School is a local private school serving grades 6-12.
